Community Action Partnership’s (CAP) Homeowner Foreclosure Assistance Program offers housing counseling to those behind on mortgage payments, or in jeopardy of losing their home due to hardship or a bad mortgage.
CAP is a HUD-approved certified counseling agency. The agency’s trained, certified housing counselors help eligible families keep their homes by preventing home foreclosure and eviction. The counselors help families learn the facts about their mortgages and the options that may be available to assist them. They represent families in negotiations with lenders, and provide assistance to homeowners to organize their finances.
Over the past seven years, more than 2,600 homeowners have been helped. Here are two examples:
- Mary suffered financial hardship after the death of her husband. CAP arranged for her to have a three-month trial loan modification at a lower rate and monthly payment. After she successfully made the three trial payments, she received a permanent loan modification which reduced her mortgage payment by more than $200 per month.
- In addition to struggling with her mortgage, Linda had also taken on the responsibility of caring for her great grandchildren. CAP not only helped her get her loan modified, but directed her to other financial and family services that would help her keep her family together.
CAP’s housing counseling services are available to residents of Montgomery, Greene, Darke and Preble Counties. The agency has helped homeowners work with their lenders to obtain more affordable mortgages and revised house payment plans.
